We’ve all had those weeks where a transaction feels less like a real estate deal and more like a high-stakes chess match.

Maybe a title search just pulled up an old judgment or lien that threatens a closing date. Or maybe emotions are running high and a client or the other agent wants to dig their heels in over something that could blow up the entire transaction.

As agents, one of our biggest value-adds is knowing when to fight and when to guide our clients to step back gracefully.

I was thinking this week about how much of our job comes down to classic poker wisdom (and a Kenny Rogers lyric): knowing when to hold ’em, and knowing when to fold ’em.

We carry a lot of weight for our clients. When title roadblocks pop up or negotiations turn sour, we are the ones standing in the gap. But being a great agent doesn't mean fighting every single battle to the death—it means knowing which battles are worth fighting.

  • Standing your ground looks like enforcing contract contingencies, demanding clean title, and protecting your client’s bottom line.

  • Bowing out gracefully looks like letting go of minor disputes, diffusing toxic emotional spirals, and knowing when a deal simply isn't serving your client's best interest anymore.

Knowing the difference is what separates good agents from great ones—and honestly, it's what keeps our sanity intact in this business!
