Happy Friday! I am wrapping up my week of vacation and looking forward to jumping back in next week, but I wanted to send a quick note out today.

First, I want to acknowledge that today is Juneteenth. Originating in Southeast Texas, this historic day marks when freedom finally reached the last enslaved people in Galveston in 1865. As real estate professionals, we know that home, community, and freedom are completely intertwined.

Fittingly, as we celebrate today, it’s a great reminder of a major change coming to our own contracts and forms. Under the upcoming TREC updates, Juneteenth has officially been added to the contract’s formal definition of a "Legal Holiday" for earnest money and option deadlines.

🚨 Critical Forms Deadlines & Reminders:

As a reminder, we are closing in fast on major compliance dates. Please review the new paperwork immediately:

  • Texas REALTORS® (TXR) Forms: Revised forms rolled out on June 15. Ensure you are utilizing the updated listing and representation agreements.

  • Mandatory TREC Contract Changes: Take effect July 1, 2026.

  • Key Local Updates: Pay close attention to Paragraph 2B—permanently installed generators are now officially listed under "Improvements" (crucial for our local market). Also, be sure to review the updated Paragraph 12 regarding broker compensation and the brand-new Water Disclosure Form.
