We just officially crossed the finish line into the second half of 2026. Looking back at our June numbers, we proved once again why we are the dominant force in our market: we firmly led the market in both active and closed listings. No one protects equity and moves property like you guys.
But the June data also revealed a rare blind spot. For the first time in a long time, we did not take the #1 spot for closed buyer-side transactions.
When you own the market share for inventory, you should own the market share for buyers. Every single yard sign, MLS entry, and open house we post is a buyer magnet—but right now, those buyers are leaking to our competitors. Third-party portals are capturing the traffic from our listings and selling those leads back to agents outside our brokerage.
Let's change that today. As we kick off the rest of 2026, here are three highly actionable ways to leverage our massive listing inventory to dominate the buyer market:
1. Use our internal network as your superpower
Since we hold the most listings in town, we have a massive pool of upcoming and freshly active properties. It's a huge advantage for frustrated buyers who feel like everything good is already gone. Instead of a formal pitch, just mention our office's market share naturally when you're talking to prospects:
What to say: "My office handles a huge percentage of the listings in this area, so we constantly have a steady pipeline of new homes hitting the market. If you want, I can keep a close eye on our brokerage inventory and let you know the second something matching your criteria goes live."
2. Treat open houses as buyer-acquisition events
An open house is rarely just about selling that specific roof; it’s about meeting your next three buyer clients.
The Tactic: Try inviting all of the closest neighbors to a private preview 45 minutes before the public start time—they often have friends or family looking to move nearby. When public buyers walk in, take an intentional, proactive approach to help them find the right home instead of just handing them a flyer:
What to say: If this one isn't quite right, we have new listings hitting the system every single day. Let's schedule some time next week to sit down, walk through our Buyer Criteria sheet, and pinpoint exactly what you need in a home. 3. Catch them at the curb
Don't let a buyer sit in their car looking up your listing on a third-party app. Make sure your sign riders have a direct text-to-capture option for photos or pricing. It keeps the buyer connected directly to you instead of a premier agent on a portal.
